A critical redevelopment of a key downtown Orlando block has begun. I wanted to start a thread specifically for tracking the progress of this project.
Not real sure of the final heights of the 3 towers included. Two include commercial condo space and there is a residential tower on top of a parking garage. A 12 screen movie theatre complex is also included.
Some reports have the office towers at 12 & 17 stories with the residential tower at 22 stories.
There was some initial info that the office towers would be 17 and 21 stories with the residential tower being 26 stories on top of 10 stories of parking.

Tom Cook, owner of Tom Cook Commercial Real Estate, has been hustling like crazy since last spring, selling office condominium space at developer Cameron Kuhn’s Premier Trade Center, the redevelopment of the Jaymont block in the heart of downtown Orlando.
He’s been pretty successful. Kuhn had to reach at least $69 million in sales before lenders would provide construction money. Kuhn blew past that easily, already nearly at $95 million. It shouldn’t be long before you will see the towers at Church Street and Orange Avenue going skyward.
Cook said the past several months “have been pretty intense.”
Roger Soderstrom, owner of Stirling International Realty based in Heathrow, played a major role in landing Premiere Trade LLC, a financial services and software products company now based in Altamonte Springs.
As part of an expansion, the company is buying 61,000 square feet — enough to garner naming rights.
Look for Soderstrom and Cook to team up in some ventures outside the downtown development in coming months.
Brasfield & Gorrie is the general contractor the project, which will have two office towers, a residential tower, a major parking garage, retail space and a 12-screen

Here’s some encouraging news on the residential aspect of this project– something that I personally haven’t heard too much on. I was worried that the third tower wouldn’t break ground with the two office towers, and really am not sure if it is. Does anyone know? I think it was supposed to be that all three towers were to be erected simultaneously, but there’s been no major condo presales event.

I walked by the construction site a couple of days ago, and it was good to see the bulldozers working and the piledrivers in place. It should be coming out of the ground before too long.

There is a new cloth skin up on the fence surrounding the site to replace the one torn down by 3 hurricanes. The renderings on this appear to be new. I like them and hope they are the latest and accurate ones. The res tower appears to be the full 26 stories on top of parking. The one view from the rear makes the tower appear to be about 33 stories.

Went to the groundbreaking celebration tonight. I spoke with someone who looked official (could have just stayed at a Holiday Inn Express though) and he stated that the newer rendering of the residential tower on the website was accurate and not the ones I shown on the cloth surrounding the site. He says it is still a 30 story tower though. Maybe 22 on top of 8 floors of parking??. The 2nd rendering on the first post in this thread is the accurate one apparently. I don’t like it as much as the others. Oh well, still a great project.

I’m hoping so, but I think it might be a stretch. I sent an e mail to the real estate company handling the project asking for details on the residential tower. The reply I received was that details on the residential tower have not been finalized yet. She had said the office towers will be 16 and 21 stories and that she thinks the residential tower will be around 30.
I think I read somewhere that Kuhn is simply selling the rights to a residential developer to develop that portion of the project. I’m starting to think that is why designs are not yet finalized. Construction has started though!

Redstar, great news! Judging by how big the project is and the timeline, I think they are going to be moving along fast with steel construction. I just can’t wait to see this thing rise. We are seriously entering a new era in Orlando’s history here… I’m I being dramatic?

yeah you are, you big drama queen.
for real though, I’ve been in Orlando for 13 years, and the current boom is the most action I’ve ever seen. Definitely rivaling, if not surpassing (if all projects are built), the 80s boom that brought us our tallest buildings.
It’s all very exciting and something very cool to be a part of! Considering our passion for dt o-t, it’s great we all can share in this.

I went past the site today and there was a lot of activity going on. I definatly saw the base of a crane in place. I wonder how many cranes this project will have?

I saw the base of a second crane the other day, so it looks like there will be two cranes, which is not surprising, considering the size of the project.

It looks like there will be 3 cranes on this project. It is by no means Dubai but that now makes 5 tower cranes (7 when the other two for this project are up) up in downtown with more soon to come. I’ve been here since 89 and have never seen anything like it!

Developer Cameron Kuhn says Premiere Trade Plaza, his redevelopment of a long-blighted block in downtown Orlando, is selling so fast he’ll repay a city loan on the project years earlier than projected.
He also disclosed for the first time this week that a hotel may be included in his next big project in the city center, the redevelopment of a block just north of his plaza project.
Kuhn started work late last year on the plaza, in the block bounded by Orange Avenue on the west, Church Street on the south, Magnolia Avenue on the east and Pine Street on the north. The development includes two condominium-office towers with 383,000 square feet of space; 105,000 square feet of retail space, including a 12-screen movie theater; and a 310-unit residential condominium tower.
Nearly 85 percent of the office space is already sold or under contract, Kuhn said.
That, he added, will enable him to pay back the city the $14 million he received to build the 1,600-space parking garage that’s included in the project. He had 10 years from the project’s completion in 2006 to repay the loan, which will total about $15 million with interest. He said it could now be paid off eight years early.
The city’s other cash incentives included:
$3.5 million for tackling the deteriorating block’s redevelopment, a sum Kuhn doesn’t have to repay;
$3.5 million — or $350,000 a year for 10 years — to be paid to the movie-complex operator, AmStar Entertainment Inc. of Birmingham, Ala.
The theater must remain in operation for AmStar to continue collecting the subsidy.
Unicorp National Development Inc. of Orlando is handling the retail portion of the project. Wood Partners of Atlanta will do the residential tower.
Unicorp has put up a non-refundable, $4 million deposit, Kuhn said. Wood Partners has posted a $3.5 million deposit, also non-refundable.
Wood Partners is getting ready to open a downtown sales office and already has a list of more than 2,000 people who have expressed an interest in the condominium units, Kuhn said. The retail developer has submitted proposed tenants for most of the store space, he said, adding, “I have final approval on tenants.”
Tom Cook, long-time consultant to Kuhn and president of Tom Cook Commercial Inc., said more than 70 percent of the office space has been sold to businesses, not investors who would put the space into the downtown rental pool.
Cook said the block’s redevelopment will bring many new workers into the heart of downtown Orlando. Premierefx LLC alone is to transfer more than 300 employees from its current offices in Altamonte Springs, the broker said. The development is named after the company because it bought 60,000 square feet of offices in one of the towers.
Meanwhile, Kuhn said he is moving quickly on plans to redevelop a second downtown block, this one bounded by Orange Avenue on the east, Washington Street on the south, Jefferson Street on the north and a city parking lot on the west.
That project will be done in four phases, he said, and a hotel could be part of the final phase.
“The hotel could go on top of the parking garage, along with the office tower,” Kuhn said.
Dave Theophilus, an Orlando-based hotel consultant, said such a hotel’s success would depend on the quality of downtown’s existing inventory once Kuhn is ready to build.
Theophilus was involved in evaluating prospects for the Westin Grand Bohemian Hotel before it was built in downtown Orlando. It opened in April 2001.
“The perception [at the time] was there was no need for additional rooms, but there was demand for a high-end hotel,” he said. “That hotel has done very well.”
Kuhn’s proposed development at Orange and Washington would include a 10-story, 2,300-space parking garage; 155,000 square feet of retail; and 400,000 square feet of offices.
Work will start immediately on converting the former J.C. Penny Building at Jefferson and Orange and incorporating it into the larger development, Kuhn said.
The second and third phases — the parking garage and development of the other retail, including most of the frontage along Orange Avenue — would start in 2006. The office tower and hotel could start in 2007, he said.
Kuhn said a Miami developer has land under option west of the second project for a residential condominium tower. If that comes to pass, he would like the two projects to be linked with a skybridge over the CSX railroad tracks that divide the properties.

The creative types came up with the name: Solaire at the Plaza. It’s supposed to convey sunlight and airiness.
And by soaring 30 stories above downtown Orlando, the condominium tower planned for the block of redevelopment at Orange Avenue and Church Street should be able to deliver both, along with stunning views, according to the developer.
“It’s going to be pretty spectacular,” said Igal Knobler, Wood Partners’ local representative.
The Atlanta developer is handling the 306-unit residential part of Cameron Kuhn’s redevelopment of the block bounded by Orange and Magnolia avenues and Pine and Church streets.
The overall project also includes 383,000 square feet of condo-office space in two towers and 105,000 square feet of retail space, including a 12-screen theater.
Wood Partners’ condo tower — it will rise 21 floors above a nine-story parking garage — will occupy much of the east portion of the block.
Knobler said the 335-foot-high tower will feature massive amounts of glass, including floor-to-ceiling windows in the apartments
Prices are expected to start at about $160,000 and rise to about $400,000, except for four top-of-the tower penthouses. Two of those have been claimed already, said Knobler, who would not disclose prices for the ritzy units.
Knobler said residents could start moving in by fall of next year. The nine-story parking garage, which the tower will use as a foundation, is to be completed this summer.
Wood Partners has done considerable urban residential development, including the Metropolis, Eclipse and Spire Midtown, all in the Atlanta area.
Knobler said the company currently has other center-city developments under way or in planning in Denver, Dallas and Houston.

Went downtown today to take my monthly photo update of the Plaza. Only got 2 pics because I twisted up my foot pretty bad by stepping into a street drain from the curb. Was too busy watching the commotion of the Quizno’s on Orange being burned down. It looks to be gone. I’ve included a pic. I will try to back down tommorrow to get some more pics for a more complete update.

According to UPSDAN over at Urbanplanet, the 2 office towers are 221′ & 289′. With the residential tower coming in at 335′ we have 845′ of vertical construction in this one project! This may not be the tallest tower downtown but it is unmatched as far as overall scope. There have been many multi tower projects announced but none built until now.

The newer renderings do show a smaller difference in height than the original ones. My guess as to what happened was, there was intitally no developer for the residential portion of the project so FBB just designed a nice looking tower. As a partner came on board how high the tower would be was most likely determined by them.
As I said a little disapointing but still a great project. We will get that height back in other projects.

I really like that first shot, the angle is really cool. I was down last week and was able to check things out. I think the Solaire is going to look very dramatic along Magnolia, rising tall above the buildings on a narrow street. Actually all the streets around it are relatively narrow.
I’m guessing they should be pouring the second floor this week??

Work has started on the 3rd floor in some parts. The model of the city at the downtown development board in City Hall now shows this complex and while not the tallest buildings in the city, it looks massive. This will change the city!
I plan on getting some photes next weekend for an update.

Yay, it looks MARVELOUS… Can’t wait til I’m able to go there..! (Business stuff).
Once they get the exterior done, then it’s all interior work :\
I did notice a month or more ago, on the The Plaza’s website, that the opening was moved from Sept 15 to Oct 16… but at least it’s still moving forward

Think this is going to be my last monthly update on this project. Thought it would be fun to start with the first post I made on this project , followed by the latest pics.

A critical redevelopment of a key downtown Orlando block has begun. I wanted to start a thread specifically for tracking the progress of this project.
Not real sure of the final heights of the 3 towers included. Two include commercial condo space and there is a residential tower on top of a parking garage. A 12 screen movie theatre complex is also included.
Some reports have the office towers at 12 & 17 stories with the residential tower at 22 stories.
There was some initial info that the office towers would be 17 and 21 stories with the residential tower being 26 stories on top of 10 stories of parking.
